Metal building permits in Cache Valley

Planning a steel garage, shop or barn in Logan, North Logan, Hyrum, Smithfield, Nibley, Providence, Wellsville or Richmond? Here's exactly how outbuildings get permitted and engineered in Cache County. Including the snow loads that catch under-built kits.

Snow load is elevation-driven. Confirm your exact site value at the USU Utah Snow Load study and verify all figures with your city's building department.

Do you need a permit?

Cache County and its cities follow the 2021 International Residential Code, which exempts a detached accessory building of 200 square feet or less from a building permit. That exemption is narrower than it sounds:

Logan's rule of thumb

Logan City building staff put it simply: get a permit for everything except new paint and floor covering. When in doubt, call before you pour.

Snow load is the big one here

Cache Valley sits in the heaviest-snow corner of the Wasatch Front. Logan's design ground snow load is 43 psf. And bench, canyon and mountain properties (Providence Canyon, Green Canyon, the Sinks) climb well past 100 psf. This is exactly where cheap, generic steel kits fail: they're engineered for a national average, not a Cache Valley winter.

Every Royalty Metal building is engineered to your address-specific snow load, with vertical-panel roofs and the purlin spacing the load actually requires. That engineering is what your inspector stamps. And what keeps your roof up in February.

Setbacks & placement

Setbacks are set by your zoning district, and each Cache Valley city publishes its own. In residential zones, accessory buildings generally must sit out of the front yard and a few feet off the side and rear property lines, with larger buildings allowed in agricultural zones. Because the exact side/rear distances vary by city and zone, we confirm your specific setbacks with your jurisdiction before finalizing your site plan.

How an outbuilding gets approved, step by step

  1. Confirm zoning & setbacks for your parcel with the city.
  2. Design the building and get engineered, PE-stamped drawings (we handle this).
  3. Submit a building-permit application with a site plan and the stamped drawings.
  4. Pour the foundation to the engineered footing/frost depth after approval.
  5. Install the steel building and pass framing/final inspections.

Cache Valley permitting FAQ

Do I need a permit for a metal garage in Logan?

Yes. A detached metal garage has a foundation, structural framing and typically electrical, so it requires a building permit in Logan and throughout Cache County, regardless of size.

What snow load should my building be engineered for?

Logan's valley design value is 43 psf, but your exact requirement depends on elevation. Bench and canyon sites run much higher. We pull your address-specific value from the USU Utah Snow Load study and engineer to it.

How deep do footings need to be?

Minimum 30 inches for residential foundations (36 inches for commercial in Cache County) so the footing bears below the frost line.

Can you handle the permit drawings?

Yes. Every building ships with PE-stamped engineering drawings prepared for your jurisdiction and loads. That's what your building department reviews and approves.
