Metal building permits in Salt Lake County

⚠️ Salt Lake City: 120 sq ft, not 200

While much of Utah exempts accessory buildings up to 200 sq ft, Salt Lake City requires a building permit for anything over 120 square feet. And any size in a Historic District. Most other Salt Lake County cities (and the unincorporated/Greater Salt Lake MSD areas) follow the 200 sq ft default. Always confirm the threshold for your specific city before assuming.

Salt Lake City accessory-building rules (concrete example)

Salt Lake City publishes unusually specific rules for detached garages and accessory buildings. They're a useful benchmark. But they're SLC-specific, and neighboring cities set their own:

  • Placement: prohibited in any front, side, or corner-side yard.
  • Rear setback: generally within 5 ft of the rear line; as close as 1 ft to a side/rear line only if the wall is fire-rated.
  • From the house: at least 4 ft from the main dwelling (including eaves); at least 10 ft from a neighbor's house.
  • Size cap: accessory coverage ≤ 50% of the principal structure, capped at 720 sq ft (single-family) / 1,000 sq ft (two-family).
  • Height: ≤ 17 ft to peak (12 ft flat), lower in some overlays.
  • Slab: monolithic pours limited to 600 sq ft.

Do you need a permit?

In Salt Lake City, anything over 120 sq ft needs a building permit (any size in Historic Districts). In most other Salt Lake County cities and unincorporated areas, the threshold is 200 sq ft. A metal garage or shop with a foundation and electrical requires a permit regardless of city.
