Do you need a permit?

Most Utah County cities follow the IRC default: a detached accessory building up to 200 sq ft is exempt from a building permit. But you may still need a zoning / compliance permit, and the structure must meet your zone's setbacks and height limits. Anything over 200 sq ft, or any building placed on a foundation with electrical, needs a full building permit with engineered drawings.

Saratoga Springs & the height catch

Some fast-growing cities add their own twist. In Saratoga Springs, for example, sheds under 200 sq ft are permit-exempt but capped at 15 ft in height. Always read your city's accessory-structure ordinance. We'll pull it for your address before you order.

Typical setbacks

Setbacks are set by your city and zone, not the county as a whole. As a rough guide for unincorporated Utah County residential zones, expect about 30 ft front and 15 ft side & rear; incorporated cities like Provo, Orem and Lehi often allow detached accessory buildings closer to side and rear lines (commonly 1–6 ft) when they sit behind the home.
