Royalty Metal Buildings is based in Kaysville. Here is what the city allows for a detached steel garage or shop, what is changing in 2026, and what one costs in Davis County.
| Kaysville at a glance | What it means for your building |
|---|---|
| Permit needed | Over 200 sq ft needs a building permit. Smaller buildings skip the building permit but still follow zoning. Electrical or plumbing always needs a permit. |
| Size limit | No more than 10% of the lot or 3,000 sq ft, whichever is smaller. All accessory buildings together: no more than 20% of the lot, minus the house footprint. |
| Over 3,000 sq ft | Only by conditional use (Planning Commission), in zones that allow it. |
| Height | Must stay under a line that starts 12 ft above ground at the property line and rises at 45 degrees into the lot, up to the zone maximum (30 ft in the single-family zones). |
| Setbacks | Not in the front yard or a required side yard. Buildings 200 sq ft and over: at least 1 ft from the property line under the current code (see the note below). |
| Elevation | About 4,350 ft, Davis County. |

Heads up: Kaysville is reviewing its accessory building rules. In August 2026 the Planning Commission voted to discuss changes focused on larger structures, including how close they can sit to lot lines. A temporary regulation adopted in August was repealed on September 17, 2026, but new rules look likely. Call the city before you finalize where a large steel shop goes.
The 45-degree height rule means a taller building has to sit farther from the property line. Tell us your lot size and where you want the building, and we will size the walls and roof to fit.
